What will S&G do to rent my property quickly and eliminate void periods between tenancies?
If you are looking to let your property for the first time and are unsure what your property is worth, our branch manager Ben Smith will behappy to come and meet you to give an accurate valuation as well as honest, professional advice. At the point your tenant decides that the time is right to move on, our renewals manager Rochelle will evaluate the strength of the lettings market and contact you to advise of a realistic rental figure to remarket your property at; valuing the property correctly is key to minimising the void gap between each tenancy.
With pictures taken by our in house professional photographer, Martyn Drabik, we will market your property on all of the leading internet property portals (Rightmove, Zoopla, Primelocation, Needaproperty) as well as our award winning website www.sewellgardner.com. The majority of leads come from the internet nowadays so it is of vital importance that we ensure your property looks it’s very best and that is why we always use professional photographs, internally and externally, we even have use of a drone to take aerial shots of the bigger homes!
We have a number of other marketing tools in use to ensure that your property is highlighted to potential applicants, including our high-tech VTUK software system, the very modern techniques such as virtual viewsing and Google+ hangouts, as well as all of the traditional methods like our attractive window display, eye catching ‘to let’ boards, local newspapers and magazine ads and our award winning social media platforms (www.facebook.com/sewellgardner, @sewellgardner ) all aimed to ensure maximum exposure to the local community.
Once instructed, our three dedicated letting negotiators (myself included) will phone through our extensive list of applicants, searching for a tenant to move in as close to the available date as possible. Once we have had professional photographs taken and the property is being marketed on the internet, usually within 24 hours, we will start to receive phone calls and emails from applicants who have seen the property online and would like to view. From here we will get viewings booked in as soon as possible (always accompanied by ourselves) and we will give feedback to you after each viewing, so that you know exactly what is going on. Once we have found a tenant that you are satisfied with, we will obtain references from both previous landlords and employers and, hopefully, these will be acceptable to you so that we can move the tenants in as quickly as possible.
