The Magical Mystery Tour bus set off again on Saturday 20th October at 10.30am, full of investor landlords, many of whom were looking to buy their very first rental investment property.
Of course, the investors in our area of Rickmansworth, Chorleywood, Croxley Green & Watford come readily to Sewell & Gardner because our reputation goes before us as leaders in the lettings business with a wealth of experience, which is imperative to the investor.
Over the past 10 years the Private Rental Sector has increased by a whopping 92% from 2.5 million properties in 2002 to 4.8 million 2012 (source ARLA) and is set to rise further over the next 5 years.
During that time Sewell & Gardner have establised themselves as the leading expert in the investor market, offering advice to landlords or potential landlords on best plots for new development purchases, blocks / properties available with the best rental yields, calculating gross & net yields (from the average repairs, voids, insurance amounts we constantly calculate from our tenanted properties).

On the tour the investors are shown a number of properties which, in our opinion, offer the best investment value at the time. These can be new homes sites or 2nd hand residential properties, some of which will already have a tenancy in place. The tour is designed to offer the investor the chance to ask qualified staff any questions they might have about the market in this area, what they can expect from a point of view of rental income, expenses to maintain and run the investment and resale value after a period of, say 5 years.
Of course, these tours are also highly informative for the vendor, either the developer or individual seller, because we ask the participants to complete a feedback questionnaire offering advice for future marketing.
The tours run regularly from our offices in Rickmansworth and Chorleywood. The typical itiniery is a 10.30am start, working through the area, highlighting all the aspects important to the investor or tenant, visiting 6-8 properties and culminating in lunch and drinks on Sewell & Gardner and further opportunity to raise any issues or work through the finances for each property. The tour should be finished by 2pm latest.
